Gas Steam Boiler Tune-Up

  1. Inspect surrounding area for combustibles, advise owner & relocate combustibles
  2. Inspect general condition of the system (signs of water, burnt wires & damage)
  3. Check for appropriate supply of fresh air into room
  4. Check the overall performance of the system while the system is in operation
  5. Listen for odd sounds while unit is in operation
  6. Check for accumulation of dirt or rust on the vent pipe or vent hood collection area
  7. Vent pipe must be inspected for rust, holes, sagging & signs of damage. Check & seal flue at chimney
  8. All flue pipe joints must be screwed at three places to avoid disconnecting at the joints
  9. Test low water cut off
  10. Flush all of the boiler drains & low water cut off
  11. Remove the pig tail & flush out
  12. Test pressure troll (lift switch with screwdriver to test)
  13. Check glass gauge for damage, flush & clean (mark water height 1” from top)
  14. Ring out all safety devices (check with ohm meter)
  15. Check operation of emergency switches
  16. Check for gas leaks
  17. Check the color of the flames for good Air/Gas mixture
  18. Burners must be inspected for rust, dirt & signs of damage
  19. Make sure burners are relocked in their slots and seated on the burner orifices
  20. Check gas pressure (on the burner side of the gas valve)
  21. Vacuum burner box (wire brush if necessary)
  22. Check & tighten all electrical connections including locknuts & connectors
